Role Overview: To review incoming contracts for the private and social sector tendered works, paying particular attention to variation processes, liquidated damages, related set off terms, retentions, discounts and completion payment dates. It will be vital that you build key relationships with the Operations team and the Client, using these relationships to assist in the smooth delivery of the project following the business processes. As the Quantity Surveyor or Commercial Manager, you are required to work closely with the Director’s team and the Company PA.

Key Responsibilities:

  • Embedded within the Directors team and working with Finance, you are required to carry out a review of the terms and conditions of the contract prior to any start date, reviewing all commercial aspects of the project;
  • Dealing with contractual and compliance matters relating to the commercial contracts working with Client’s Quantity Surveyors or Commercial Managers to review and resolve disputed variations and valuations (pay less notices);
  • Interacting with the Sales team to establish an understanding of project cost and margin, where required, build schedule of rates into any final quotations;
  • Supporting Project Managers with Client interactions/negotiations via the provision of timely and accurate data;
  • Ensuring that financial detail of each project is joined up between Finance, Projects and the Client throughout the life cycle of the project;
  • Working closely with Finance to negotiate a settlement for completion accounts for each project;
  • To work with the Directors team to keep all correspondence up to date and filed correctly;
  • To escalate to the Director’s team, at an early stage, any potential cause for concerns around project payment, unquantified site variations, potential legal disputes, set off fees or early warning notices;
  • To escalate to the Operations team, or the Directors teams, any quality delivery challenges that may arise or be bought to your attention.

Key knowledge and experience:

  • Highly numerate with excellent IT skills, particularly Excel and Project Management packages;
  • Previous experience of managing infrastructure projects including budgetary control;
  • Commercially astute with good knowledge of commercial contracts and building legislation;
  • Experience of telecoms, fire installations, network or electronics infrastructure delivery preferred;
  • Highly organised;
  • Great negotiator;
  • Any Building Engineering/Management or Quantity Surveying qualification;
  • Member of RICS preferred;
  • Must be an excellent team player;
  • Excellent written and verbal communication including negotiation.


  • Full time FTC role based in Harlow (generally 8:30 – 5:30), additional hours may be required.
  • Extensive UK travel required for site attendance, Client meetings etc.
  • Flexibility of time and travel required including potential for overnight stays.
